SITE SURVEY

A land survey involving measurements of the front and rear garden, including fence positions, driveways, street context, manholes, outbuildings, indicative tree and vegetation locations, resulting in a detailed site plan.

EXTERIOR BUILDING 

Exterior building assessment, detailing the position of elements such as doors, windows, roofs, dormers, external stairs, balustrades, and any other relevant information for accurately drawing existing elevations.

EXTERIOR BUILDING 

Interior partition measurements covering all property levels, offering detailed information on wall thickness, internal door positions, ceiling heights, window locations, stairs, and room configurations, translating into precise floor plans.

PROPERTY ACCESS

During the site visit, full access to both the interior and exterior of the building, including any outbuildings or smaller dependencies on the plot of land, is required. Alongside measurements and hand sketches, photographs are taken in all areas of the property to ensure accuracy in the final drawings.

Additional points of access required: side gate, inspection chambers, manholes related to the property, and loft access.

DURATION

Expected site visit duration: 3-4 hours for residential properties, depending on size. The surveyor typically begins with external areas, spending approximately 1 hour measuring and sketching the front garden, driveway, and adjacent properties, followed by an assessment of the rear garden (side gate access required). The interior partition survey usually takes another hour per floor, sometimes necessitating the opening of built-in wardrobes or cupboards for accurate measurements if wall-to-wall dimensions cannot be obtained otherwise.

DELIVERABLES

Following the site visit, all survey data is translated into detailed CAD drawings and used to facilitate the design and planning process for the proposed. CAD drawings typically take another 3-4 days to be fully completed but may take longer depending on current workload.
