Both are the primary identifiers for the project and are used to assess local planning regulations, review the existing building conditions, link all documentation, and appears on all drawings and documents in the planning application.
The Architect manages the planning application, acting as the client’s agent.
This includes:
Advising on planning strategy and feasibility
Preparing planning drawings and documents
Coordinating required consultant inputs
Completing and submitting the application via the Planning Portal
Liaising with the Local Planning Authority (LPA)
Responding to planning officer queries
Negotiating amendments
Advising the client on the decision and conditions
The client is always the applicant and holds legal responsibility. The architect acts as authorised agent. The planning permission attaches to the land, not the architect.
The planning application fee is not included in the design fee and must be paid separately by the applicant. Likewise, any additional surveys or specialist studies required fall outside the architect’s fee and are the applicant’s responsibility to arrange and cover.
